Real estate agents should learn as much information about their potential clients as possible. Ok, that's no big secret as agents learn this from the beginning of their career. However, what is important is that data and facts must be prioritized and the key information that you should collect about each of your customers is personality traits, motives for purchase, and financial standings. These three things are crucial in finding the right affordable property for the client as knowing the needs and wants and how a potential client's lifestyle fits into all of the other information will greatly increase the likelihood of a sale.

If the agent knows the personality traits of the potential client, it will allow the agent to show property that will fit the needs of the client. For example; the agent might have a client that does not like to work hard, so the agent would not want to show a property that takes year round care to maintain. Knowing how the clients function on an every day basis is important, for example if they are extremely neat, the agent would not take them to a neighborhood that is notoriously known for the junk piles that accumulate on the curb. Personality is a very important factor when looking for the appropriate home for the client.

The agent should know or understand the motives behind the client's potential purchase. A client that is just kind of looking for at the moment, but is unsure about moving now might not be a great client to actively search property for. Real estate agents work on commission; you do not want to be showing houses to a client that is not really in a hurry or need to purchase. An agent wants a client that is ready to purchase as soon as they find a property that suits their needs. A client without a need to purchase is most likely to waste the agents' time and energy. However that should not deter you from acting professionally with these customers and offering advice where possible.

The financial standing of a client is also very important. This will determine what property the agent should show. An agent would not want to show properties that do not match the client's income level or affordability. The agent should seek this information from the client as early in the process as possible, as this will help everyone in the long run. There is no point in showing a client, a property that they cannot afford. An agent should have a very clear idea of both the high and low ends of the price range their client is aiming for and should market properties accordingly.
